This location is fantastic, and we believe the highest and best use would be to renovate, expand the building and convert this property to a lodging house (rented by the room, nightly with a longer term rental focus). The lodging house use is permitted as of right, however expanding the building will require a variance from the city. We plan to operate the property as office/student housing rental as we work through that process. We estimate our finished product to have 16-18 suites which will produce steady cash flow even after the cost associated for a full time operator/property manager.
