2 Garden St. is currently a ~4700 sf building currently owned by the Christ Church. This location is fantastic, and we believe the highest and best use would be to renovate, expand the building and convert this property to a lodging house (rented by the room, nightly with a longer term rental focus). The lodging house use is permitted as of right, however expanding the building will require a variance from the city. We plan to operate the property as office/student housing rental as we work through that process. We estimate our finished product to have 16-18 suites which will produce steady cash flow even after the cost associated for a full time operator/property manager.

HOW IT WORKS
DIRECT INVESTMENT
